RECOTECH Deploys the "pool" Resource-Circulation Data Infrastructure Across Office Buildings Owned and Managed by Nippon Steel Kowa Real Estate

RECOTECH (headquarters: Chiyoda-ku, Tokyo; Representative Director: Mamoru Nozaki; hereinafter "RECOTECH") and Nippon Steel Kowa Real Estate Co., Ltd. (headquarters: Minato-ku, Tokyo; Representative Director and President: Masahiro Miwa; hereinafter "Nippon Steel Kowa Real Estate") have deployed "pool," the resource-circulation data infrastructure provided by RECOTECH, across office buildings owned and managed by Nippon Steel Kowa Real Estate, and began operation in August 2026. Through this initiative, waste data that had previously been managed in different ways at each property is now consolidated and visualized under a single framework, further advancing resource circulation while strengthening the response to ESG information disclosure.

Background

In the real estate industry, advancing decarbonization and resource circulation makes it increasingly important to accurately measure and continuously improve figures such as the volume of waste discharged from office buildings, recycling rates, and waste-derived CO₂ emissions. Accurate waste data for each property is also essential for preparing industrial waste management plans under the Waste Management Act and reuse plans based on local government ordinances, and the management of waste data is becoming a critical foundational task in real estate operations. In practice, however, collection, transportation, and treatment providers as well as management and reporting methods differ from property to property, which made it difficult to grasp the entire portfolio under a common standard and to manage waste discharge across the company. Nippon Steel Kowa Real Estate decided to deploy "pool" in order to resolve this challenge and to advance resource circulation with waste data as the starting point.

Overview of pool

"pool" is a next-generation resource-circulation data infrastructure (a cloud service) provided by RECOTECH. It connects information related to the discharge, weighing, collection, recycling, and procurement of waste and recoverable resources as data, and uses AI technology to consolidate and standardize waste data that has been fragmented by property and by provider, thereby enabling the efficient circulation of secondary (recovered) resources. In this initiative, the consolidated data serves as the foundation for visualizing resources beyond the boundaries of individual properties and promoting resource circulation, while automating as much as possible the work that arises from ESG data disclosure, with the aim of optimizing resource circulation.

What This Initiative Achieves

1. Consolidated management and standardization of waste data

Waste data that had been managed and reported in different ways at each office building is consolidated and standardized within the system, allowing Nippon Steel Kowa Real Estate to grasp its entire portfolio under a common standard.

2. Advancement of resource circulation

Using consolidated waste data as the foundation, the initiative advances the visualization of resources on an area basis that crosses the boundaries of individual properties. Even for resources whose volume is not sufficient at a single property, capturing them across property boundaries aims to reduce the volume of waste discharged.

3. Greater efficiency in ESG disclosure work

By consolidating within the system everything from the acquisition and standardization of waste data, to the aggregation of recycling rates and discharge volumes, to the organization of data required for reuse plans submitted to authorities and for disclosures such as GRESB, the initiative improves the efficiency of disclosure work and establishes a management structure that allows greater focus on advancing and optimizing resource circulation itself. Because pool can also be deployed while keeping the current form of management and reporting, no changes to operations are required of collection and transportation providers or of building management staff on site.

Nippon Steel Kowa Real Estate and RECOTECH position this deployment of "pool" as a model case for standardizing waste data and advancing resource circulation in the real estate sector. Starting with the visualization of data across all properties as a first step, the two companies aim to connect this to effective improvement actions toward higher recycling rates and lower CO₂ emissions, and, through coordination with neighboring buildings and local communities, to implement a circular economy on an area basis.
