Background
In the real estate industry, advancing decarbonization and resource circulation makes it increasingly important to accurately measure and continuously improve figures such as the volume of waste discharged from office buildings, recycling rates, and waste-derived CO₂ emissions. Accurate waste data for each property is also essential for preparing industrial waste management plans under the Waste Management Act and reuse plans based on local government ordinances, and the management of waste data is becoming a critical foundational task in real estate operations. In practice, however, collection, transportation, and treatment providers as well as management and reporting methods differ from property to property, which made it difficult to grasp the entire portfolio under a common standard and to manage waste discharge across the company. Nippon Steel Kowa Real Estate decided to deploy "pool" in order to resolve this challenge and to advance resource circulation with waste data as the starting point.
Overview of pool
"pool" is a next-generation resource-circulation data infrastructure (a cloud service) provided by RECOTECH. It connects information related to the discharge, weighing, collection, recycling, and procurement of waste and recoverable resources as data, and uses AI technology to consolidate and standardize waste data that has been fragmented by property and by provider, thereby enabling the efficient circulation of secondary (recovered) resources. In this initiative, the consolidated data serves as the foundation for visualizing resources beyond the boundaries of individual properties and promoting resource circulation, while automating as much as possible the work that arises from ESG data disclosure, with the aim of optimizing resource circulation.
What This Initiative Achieves
1. Consolidated management and standardization of waste data
Waste data that had been managed and reported in different ways at each office building is consolidated and standardized within the system, allowing Nippon Steel Kowa Real Estate to grasp its entire portfolio under a common standard.
2. Advancement of resource circulation
Using consolidated waste data as the foundation, the initiative advances the visualization of resources on an area basis that crosses the boundaries of individual properties. Even for resources whose volume is not sufficient at a single property, capturing them across property boundaries aims to reduce the volume of waste discharged.

Because pool can also be deployed while keeping the current form of management and reporting, no changes to operations are required of collection and transportation providers or of building management staff on site.
